Townhouses


This page includes information and resources only applicable to townhouses within the Fairway Estates HOA. The townhouses have unique considerations because the HOA manages exterior maintenance (lawns and snow removal) for the townhouses, and townhouse residents pay an additional cost for these services.

Reporting an Issue with Maintenance

If you have an issue with maintenance to report that is minor or ongoing in nature and does not require immediate contact with the contractor, please fill out the form using the “Maintenance Issue Form” link below and the Board will communicate the issue to the contractor. Also feel free to email the Board of Directors at bod@fairwayestatesidaho.org.

Guidelines for Communication with Maintenance Contractor

  • For minor complaints or ongoing issues, please inform the HOA Board (either via email to bod@fairwayestatesidaho.org or using the “Maintenance Issue Form” above) and we will aggregate any issues and let the contractor know what needs to be changed. Please be patient in allowing for changes for minor issues.
  • For emergent issues that need resolution in the near term (for example, damage to property or missed services), feel free to contact B&K directly but please also inform the Board of any contact with B&K so that we can stay aware of any issues.
  • The Board will work on improving communication related to snow removal by working with the contractor for to obtain a better definition of when snow removal will be performed and notification of whether or not snow removal will be performed on days when snowfall is close to 2″.
  • The Board will utilize reports of issues with maintenance and keep a running list. This is intended to help the Board and the contractor identify areas needing improvement to increase the level of service overall.
  • Some methods for establishing the contract in future years have been identified to get the best service for the money. We will allow plenty of time prior to the end of the year to renew the contract with the current contractor if it makes sense to do so or seek bids from other companies.
  • The Townhouse Maintenance Committee will continue to be utilized as a resource to assist the Board in identifying issues and communicating with townhouse owners.
